About the Company. We are a real estate investment group, looking to make principle investments in single family residential and commercial multifamily properties both performing and non-performing assets.

We acquire bulk REO residential properties with a price point under $200,000.00, 45-55% CLTV, with zero to medium rehab conditions.

We are interested in Multi Family units of 150 units or more. We will look at smaller developments, however, we are wanting for the economies of scale to purchase and run efficiently. We are looking for Class “C” properties primarily so that we can achieve our goals in performance. We are looking to buy at a 11 or 12 cap going into the purchase, and based on existing rent roll situations.

We are looking to spend between $5 million to $30 Million with a sweet spot of around $10 to $15 million per asset. We have a JV partner that has an interest in Non Performing Paper, however, it is not our primary interest. We will also look at Blue Top land, meaning a development that has all improvements and entitlements to the property and now needing to be developed. We would look at these in Northern California, or infill parcels within Metro or urban areas of California.
